I believe this would be a great way to give back to community

I have been doing a lot of traveling as a result of son’s acting and singing. In the past month I have had to travel over an hour to see him act in a play and also see his band, Church & Chambers.
On Friday I saw daughter’s talent night for her elementary school, which was held in the local high school. The time they spent on their act, to me was a productive learning time for them.
With both kids into some form of entertainment, it has me thinking as to why we can’t have something where the kids, not just mine, can go and have a venue to display their talent.
If someone has or knows of a building, near Metuchen, NJ,  that is unoccupied, that is suitable for kids to do plays, concerts, standup comedy, I believe this would be a great way to give back to community, as well as possibly tax incentives. Not to mention keeping kids interested in something that would be a productive growing experience.
I would enjoy discussing this with people who owns buildings, directed kids in performing arts, investors who want to help our youth with positive growth, and other parents who feel as I do. After all the kids today are our future.

What do you feel a real estate professional can do to lessen your stress?

This is for sellers and buyers as the process of a real estate transaction can be a very stressful event in their lives.
I believe one thing is to provide customer service, and that is to listen, be available, and have the right resources and contacts to provide a smooth transaction, as well as provide solutions to problems. Also if unsure of something or just don’t know, then admit and follow up to verify or find out the correct answer.
As a Realtor I feel that customer service is the most important part of my relationship to clients. After all the promotion of your home or the search for your dream home is largely based on what you tell us.
For the seller: what you tell me can be used in the marketing of your home, what you’re feeling as to selling, and what you would be looking in your next home.
For the buyer: what you tell me helps me show you houses you want, what your needs are, but also what your wishes are in your home.
Listening tells where your emotions are during each step of the selling or buying process. What I want is not to be your Realtor in one transaction but in all of your real estate needs.
So let me know what you want from your real estate professional.

This is for all Expired home sellers

You have been interested in selling your home for various reasons, but up until this time you have not accomplished that goal. Now you find that you have so many agents contacting you because it is known that your home has expired on the MLS.
You already may feel a lot of resentment toward real estate agents, as you may feel that you did not accomplish your goal due to your past agent, and now you have more agents saying they can help.
With the way today market is you realize that you need the help of the professionals as they do have the marketing ability and checking out any and all buyers so your time is not wasted. But now you are not up to interviewing any and hearing how they can be the one to sell your home.
So if I still have your attention at this point and I know you are busy but want help to accomplish your goal of selling I will just ask you to do one thing at this point.
To save you time of interviewing I will send to you a presentation of what I can do for you via email. All I ask so that I know for sure you are a person who is selling is for you to send me an email that contains your name, address and a brief list of your goals.
1. Why are you selling
2. Where do you plan on moving?
3. If your house was listed before can you give me your MLS number?

It is no time to point fingers or to allow discouragement to stop you for accomplishing your goal; it is time to figure out solutions that will accomplish these goals. I will not contact you personally if you do not wish, but I will provide you with information for you to consider and request. I will also send you information from time to time via email that you may find useful even after selling your home.
So please feel free to contact me by email, jamesunger@century21.com, and start interviewing at your pace and schedule.
